About Clearview
Three things distinguish Clearview: a fixed-fee model with zero hidden disbursements, a forensic engineering approach that begins with a Day-Zero structural audit, and a Digital Vault that gives the Committee real-time access to every scheme document. Most managers operate as administrators — we operate as stewards.
Yes. Clearview Strata Management Pty Ltd holds a current Body Corporate Manager Licence issued by the Queensland Building and Construction Commission (QBCC). You can verify our licence status at any time through the QBCC public register.
Clearview manages residential strata schemes across South East Queensland — primarily mid-rise and high-rise schemes operating under the Standard Module of the BCCM Act. We specialise in schemes where the physical condition of the building, the financial health of the treasury, and the governance quality of the Committee all require uplift.
Fees & Pricing
It means one number. No charges for photocopying, archiving, levy notices, after-hours calls, or attending meetings. No "project management" percentage on contractor invoices. No insurance commission retained by us. Every service we provide is included in the annual management fee — what you see is what you pay.
No. Any insurance commission received from placement of the scheme's policy is rebated in full to the scheme's administrative fund. This is disclosed in writing in every financial statement. The standard industry commission on body corporate insurance is 15–20% — on a $50,000 premium, that is $10,000 that returns to your treasury under the Clearview model.
Complete the Scheme Evaluation Form — it takes about five minutes. Once we have the basic scheme details (number of lots, building type, current management fee, and any specific concerns), we'll prepare a fixed-fee proposal within 48 hours. The proposal includes a comparison against your current management cost.

Our 90-Day On-Boarding Plan runs from the date the management agreement is signed. Stage One (forensic migration and data transfer) is complete by Day 30. Stage Two (physical audit and utility benchmarking) by Day 60. Stage Three (strategy session and 12-month roadmap) by Day 90. Most schemes are fully operational under the Clearview Standard within 30 days of signing.
Possibly — it depends on the terms of your current management agreement and whether the manager is in breach of any performance or transparency obligations. The 2026 QLD legislative amendments introduced new termination provisions that may apply to your situation. We recommend reviewing your current agreement with a BCCM Act solicitor. We can provide a general briefing on the new provisions during your Scheme Evaluation.
Minimal. Every owner and tenant receives a welcome briefing with direct contact details and portal access on Day 1. Levy schedules continue without interruption. Trust accounts are transferred and reconciled before any operational communications change. Owners typically notice the improvement before they notice the transition.
The Clearview Standard
It is a forensic physical inspection of every incoming scheme, commissioned from an independent structural engineer. It covers 13 inspection streams — waterproofing, building envelope, major utilities, and safety compliance. The result is a Remaining Useful Life schedule for every major asset, which becomes the foundation of the Sinking Fund forecast and the Asset Preservation Plan.
The Digital Vault is the secure, cloud-based portal through which every scheme document is stored and made accessible to the Committee in real time. Meeting minutes are uploaded within the 21-day statutory window. Financial statements are available the day they are produced. By-laws, insurance certificates, engineering reports, and contractor agreements are all searchable and available 24/7. This is the 2026 digital transparency mandate in practice.
The Compliance Calendar is a live 12-month schedule of every statutory deadline for the scheme — AGM, fire safety inspections, insurance renewal, annual tax return, levy notices, and all BCCM Act obligations. It is loaded into the Digital Vault and updated in real time. The Committee receives automated reminders at each milestone. No deadline is ever missed under the Clearview Standard.
